Most water heaters give a warning before they leave you with a cold shower. Catching it early usually means a smaller repair. Call us if you notice any of these:

If the tank is sound and the problem is a part, repair is usually the better value. If the tank is leaking, or the unit is older and the repairs keep adding up, replacement often costs less over time. Before we recommend either, we look at four things:
You get the price for each option and our honest recommendation, then you decide. We will not push a new water heater when a part will do the job.
When replacement makes sense, we install the system that fits your home and the way your family uses hot water.
Every installation covers the items an inspector checks: seismic strapping, a properly piped temperature and pressure relief valve, correct venting on gas units, and a full test before we leave. If you would like to compare options for homes across the region, our main water heater repair and replacement page has more.
Replacing a water heater in Bothell generally needs a permit. The City of Bothell lists water heater replacement in its permit center FAQs, and applications go through MyBuildingPermit. Bothell sits in both King and Snohomish Counties, and some homes with a Bothell mailing address are outside city limits, where the county issues the permit instead.
We confirm which office covers your address, pull the permit, and schedule the inspection. That keeps the new heater on record, which matters when you sell the house or file an insurance claim. Installations follow Washington’s plumbing code, WAC 51-56, which adopts the Uniform Plumbing Code.
We quote after we see the unit, because the price depends on what failed and what your home needs. The main factors are:
Two ways to save: we offer senior and veteran discounts, and our Apples to Apples Guarantee means that if you have an estimate from a licensed, bonded and insured plumber for comparable products and warranties, we will meet or beat it by up to 10%.
The most common causes are a loose or worn drain valve, a temperature and pressure relief valve that is releasing water, or condensation. Those are usually repairable. If the water is coming from the tank itself, the inner lining has likely rusted through, and the heater needs to be replaced. We can tell you which it is in one visit.
If the leak is a slow drip from a valve or fitting, you can usually keep using hot water until we arrive. If water is pooling fast or coming from the tank, shut off the cold water valve above the heater, turn off the power at the breaker for an electric unit or set the gas control to off, and call us.
Washington’s plumbing code requires water heaters to be strapped so they cannot tip or shift in an earthquake. Under the Uniform Plumbing Code, the straps go in the upper third and lower third of the tank, with the lower strap at least 4 inches above the controls. We strap every heater we install to code.
Many tankless problems, such as scale buildup, a dirty inlet filter, or a failed sensor, can be fixed. Replacement makes more sense when the heat exchanger has failed or parts are hard to find. Rinnai and Navien warranty terms vary by model and installation, so we check the manufacturer’s coverage for your unit before quoting.
