Our main office is at 12020 207th Ave SE, Snohomish, WA 98290, so a job across the Snohomish valley is a short drive for our crew, not a cross-county trip. We are a residential plumbing contractor, which means our days are spent in homes like yours: kitchens, crawl spaces, utility closets and garages.
Co-owners Zack Walker and Ragen Ross are both licensed plumbers, and they built the company around clear communication. Before we pick up a tool, we tell you what we found, what we recommend and what it costs, so you know exactly what to expect.

Whether something has stopped working or you are planning an upgrade, we handle the full range of household plumbing:
No hot water throws off the whole household. We repair and replace standard tank water heaters, and we install and service tankless units with a focus on Rinnai and Navien. Co-owner Zack Walker has completed Rinnai’s level 3 training.
If you are weighing water heater repair against replacement, we walk through the unit’s age, the repair cost and how much hot water your family uses, then let you decide. For an upgrade, see our tankless water heater service in Snohomish. Tankless warranty coverage comes from the manufacturer, and we will show you those terms before you choose a unit.
Every install meets local code. For example, Snohomish County’s residential plumbing rules require a temperature and pressure relief valve that drains to an approved spot, and a drain pan when the heater sits on a wood-framed floor.
A slow kitchen sink, a shower that pools around your feet or a toilet that backs up all point to a blockage somewhere down the line. We clear it, then tell you what caused it so you can keep it from coming back. If drains are your main concern, our page on drain cleaning in Snohomish covers the details.
Many homes in and around town have decades-old plumbing, and many rural properties outside city limits are on private wells and septic systems. In an older house, we check the condition of the pipes near the repair, because a new fitting on a brittle line can create the next leak.
If your home is on septic, it helps to know where your tank and lines run before any outdoor work begins. The Snohomish County Health Department’s septic records include as-built drawings for many properties, and we are happy to look them over with you when a job involves the lines leaving your house.
We are rated 4.9 stars on Google, and many of our reviews mention a technician who showed up quickly and took time to explain the repair.
From our Snohomish office we cover the city and the communities around it, including Machias, the Three Lakes area, Lake Stevens and Monroe. We also have a second office that serves Bothell and the surrounding area. We work throughout King and Snohomish Counties, so if you are unsure whether we cover your street, just call and ask.
We are licensed, bonded and insured, BBB A+ rated and accredited, and were named a Superior Service Provider of 2020 on Angi. Each of our plumbers holds a Washington plumbing license.
Our Apples to Apples Guarantee keeps pricing fair: if a licensed, bonded and insured competitor quotes the same job with comparable products and warranties, we will meet or beat that estimate by up to 10%. We also offer senior and veteran discounts.
Usually, yes. Inside city limits, plumbing permits go through the City of Snohomish, which takes applications through its online permit portal. Simple fixture replacement permits can often be issued once the application is processed and fees are paid. In unincorporated areas, Snohomish County requires a permit for any work on the water supply or drain system. We can tell you which office covers your address when we quote the job.
Yes. We work across King and Snohomish Counties, including homes outside city limits. The main difference there is paperwork: permits come from Snohomish County instead of the city, and the inspection steps can differ. Give us your address when you call and we will confirm coverage.
Our regular hours are Monday through Friday, 7:00 am to 5:00 pm. We are closed Saturday and Sunday, but weekend work is available by appointment. If a problem shows up late in the week, call us early so we can find a time that works.
Yes. We offer senior and veteran discounts, and our Apples to Apples Guarantee lets you compare our price with a licensed, bonded and insured competitor’s estimate for comparable products and warranties. Mention either one when you call, and we will factor it into your quote.
It depends on the unit’s age, the part that failed and how well it keeps up with your household. A failed thermostat or element on a newer tank is often worth repairing. A leaking tank usually means replacement. We give you the cost of both options so you can make the call.
